The Lindley Breaks Ground in Downtown San Diego

Construction has begun for The Lindley, a new $250 million luxury tower sited at the edge of Little Italy and downtown San Diego along Columbia and Ash Street.  At nearly 800,000-square-feet, this project will be one of the largest mixed-use apartments in the neighborhood furnished with commercial, hospitality and residential uses.  JWDA Architects was retained by developer Toll Brothers Apartment Living to provide full architectural services on the project with STREETSENSE as Interior Designer.  Lindley is expected to open in late 2024 with the project targeting LEED Gold certification.  For more info on the Lindley please visit the following publications:  6-24 Yahoo Finance; 6-24 The Times of SD; 6-25 SD Union Tribune; 6-29 The Daily Transcript; and 07-04 SDBJ.

The 37-story, 422-unit tower sits over a 6-story podium with the podium portion comprised of double-height retail and lobby spaces at grade and parking wrapped within the podium levels above-grade, with an additional four stories of parking provided below-grade.  Lindley is unique among newer residential projects as the building also contains 59 hotel rooms.  Unit types range from studio, one-bedroom and one-bedroom plus den through two- and three-bedroom units, each equipped with its own private balcony.  17,000-square-feet of roof terrace caps the podium, featuring outdoor amenities including a resort-style pool and spa, large lounge area, and catered landscape and hardscape areas throughout.  The interior amenities combine high-end hospitality with a diverse residential program that includes separate hotel and residential lobbies, mail parlor and package room, leasing offices, co-working space, business room, conference room, game room, club lounge, club room, private reading rooms, spa parlor, sauna, massage rooms, and expansive interior and exterior fitness areas.

The design for the Lindley is inspired by a modern and urbanized architecture that is sleek in profile, using polished materials such as metal paneling and floor-to-ceiling glass storefront to define the podium and tower structures.  A tight pattern of vertical aluminum slats adorns the podium exterior, with up-lighting used throughout the building exterior to better articulate the architectural detailing at night time.  Feature metal-framed overhangs outline the main entrances and corners of the podium and tower roof for visual prominence.
