The 360,000-SF structure fully utilizes its nearly half-acre site and contributes a lustrous design to the San Diego skyline. The project includes 389 residential units ranging from studios to 3-bedroom apartments, with 33 units designated as affordable housing. Building amenities include double-height retail spaces and a grand residential lobby at ground level; an expansive outdoor terrace coupled with a fitness room, a yoga studio, a speakeasy with open seating and private dining area, and leasing office on level 6 (on top of the podium); and a sky terrace equipped with a large pool and spa area, a lounge, a game room, and a reading area on level 40. The architecture of 800 Broadway is sleek and modern, using a refined material palette of vision glass and metal panel in white, silver and blue. The design for the podium levels complements the tower massing, and delivers pops of blue to the streetscape. Architectural projections wrap the corners of the podium while continuing the full height of the tower, working together to create a continuous ribbon that accentuates the nearly 440-ft tall structure while embellishing the otherwise floor-to-ceiling glass field of the tower fenestration. Designated the Campus of Excellence for Business + Information Technology , the project’s diverse program includes ultramodern hi-tech classrooms, computer labs, and multipurpose areas that support short-term classes and job training programs for business technology, and administrative offices. The facility also houses a new High Tech Center for Disability Support Programs and Services (DSPS), used for assistive technology training helping DSPS students participate as fully as possible in classes and programs. The building’s design blends multi-colored fiber reinforced cementitious panels, standing seam zinc siding, and stucco with expansive windows that provide views and flood the higher education facility with natural light. Spacious exterior balconies and courtyards provide venues for outdoor activity and promote interaction among faculty, staff, students, and visitors. Large operable glass doors and windows take advantage of San Diego’s climate to provide natural ventilation and daylight to the interior spaces, and provide occupant flexibility for indoor/outdoor meeting and gathering space. LEED Gold® certified, measures incorporated to achieve the Client’s goals include the use of highly efficient mechanical and lighting systems exceeding state efficiency standards by 30%; over 40% reduction in water use through the incorporation of ultra-low-flow fixtures and water efficient landscaping; and an underground drywell for treating storm water on-site. Funding for this project came from multiple sources including private and public institutions, community groups and philanthropists. This 14-story and 7-story mixed-use tower is comprised of 407 units, ground-level tenant and support services, and new Father Joe's Villages office headquarters. Tower amenities include multipurpose space, offices, employment education services, courtyard space, lounge, community room, shared laundry rooms, dining area, and roof/garden terraces. Of the 407 units, 270 are reserved for chronically homeless individuals while the remaining units are dedicated to formerly homeless veterans, families, and others. On-site supportive services include health clinic access, job training, child care and programs supportive of self-sufficiency. One of the largest buildings in the area, it features a combination of residential, commercial, and hospitality spaces. Notably, The Lindley includes 60 hotel rooms, setting it apart from other recent residential projects. Residential unit types range range from studio, one-bedroom and one-bedroom plus den through two- and three-bedroom units, each equipped with its own private balcony. Lindley’s tower sits atop a 6-story podium comprised of double-height retail and lobby spaces at grade and parking wrapped within the podium levels above-grade, with an additional four stories of parking below. The podium is topped with a 17,000 SF terrace featuring a resort-style pool and spa, large lounge area, and catered landscape and hardscape areas throughout. Interior amenities merge high-end hospitality with a diverse residential program including separate hotel and residential lobbies, mail parlor and package room, leasing offices, co-working space, business room, conference room, game room, club lounge, club room, private reading rooms, spa parlor, sauna, massage rooms, and expansive interior and exterior fitness areas. The building design is inspired by a modern, urbanized architecture; sleek in profile, with polished materials including metal paneling and floor-to-ceiling glass storefront used to define the podium and tower structures. A tight pattern of vertical aluminum slats adorns the podium exterior, with up-lighting used throughout the exterior to better articulate the architectural detailing. Metal-framed overhangs outline the main entrances and corners of the podium and tower roof for visual prominence. The building is clad with a metal skin and curtain wall system in colors of glass, reflecting the diversity and interconnectedness of the social and behavioral sciences. LEED® Silver Certified, the 73,700 SF building includes 66,000 SF of “smart” classrooms, laboratory spaces for Psychology, Anthropology, and Geography programs, special recording studios, administrative offices, faculty offices and lounges, student lounges, lobby and exhibit space, support spaces, and a third floor features a multi-use patio. Its layout includes a series of courtyards that open toward the Mesa College Quad, providing natural light and ventilation to the interior spaces. Among its many sustainable features, a passive ventilation system ties a series of power-operated windows on two sides of each classroom with an overall weather-monitoring system. At pre-set temperatures, windows open automatically and HVAC systems shut down. The system is linked to the campus-wide energy management system, allowing for remote operation. LEED® Silver Certified, the project contains 205 residential units, each with a private balcony. Common spaces include a community meeting room, computer room and several multi-purpose rooms. Outdoor passive recreational spaces are located at ground floor and 7th level, with a community garden on the 8th. Subterranean parking is included for a total of 186 vehicles, including six accessible stalls. An expansive roof terrace caps the tower with an interior sky lounge connected to an outdoor pool, spa, fire pit, and kitchen/dining areas. Residential amenities include include a fitness studio, pet spa, bicycle parking. The setting, shape, and height of the 1st & Beech tower is devised to maximize the allowable density. A semi-automated, stacked parking system accommodates 25 parking stalls. The project shares its site with St. Paul’s Cathedral in a collaboration between developer Greystar and St. Paul’s Episcopal Church. The tower’s modest architecture consists of a concrete frame wrapped in a floor-to-ceiling aluminum storefront system and a warm, satin bronze slab fascia. The southwest portion of the highest occupied floor is reserved for a double-height sky deck topped with a rounded roof structure finished in a silver-grey metal paneling. Large openings carve out portions of the structure, serving as atmospheric funnels, allowing daylighting to permeate the sky deck from open air above. The interiors share the selective palette of materials and finishes and refined architectural form, harmonizing to create 525 Olive's unique identity and branding. The 417,500 SF development is comprised of 204 market rate and affordable apartments ranging from studios to three-bedrooms and designed to condominium standards. Project amenities include 17,000 SF of office and meeting space supporting the cathedral’s ministry, a 10,000 SF ground floor plaza, fitness room, and sky deck equipped with a pool and BBQ area. Parking for 348 vehicles is provided in a five-level subterranean parking structure. Simone’s polished figure enhances the city's expanding skyline while its program reaches new heights as a vibrant, sustainable, and connected community. LEED® Gold BD+C certified, Simone is designed to deliver eco-and-pet-friendly housing near existing and planned job centers. Added offerings include spectacular city and bay views, easy access to high quality transit, and a plethora of restaurant, retail, and gallery options mere moments away on foot. Perched atop a five-story podium, the 405’ tower presents contemporary elegance with exposed concrete, floor-to-ceiling glazing, and architectural projections and offsets augmenting its rectangular form. Simone’s 27,600 SF site is less than half of a typical city block, yet within its small footprint the tower contains 395 market rate and affordable studios, one, and two-bedroom apartments with five penthouses. More than 18,700 SF of indoor and outdoor amenity spaces include 16,600 SF of common outdoor decks equipped with living rooms, chef’s kitchen, and dining areas: a state-of-the-art fitness center and yoga studio. The tower is topped with a tiered, two-story sky lounge and pool deck with zero-edge pool and spa. Simone provides three levels of underground parking, and 4½ levels of parking in an above-grade podium, with the first level split between parking and a mixed-use residential lobby and leasing offices, a lux mailroom and package center, lounge spaces and co-working office spaces. The parking structure is concealed with cladding comprised of black metal panel and a combination of perforated and translucent screens, that when illuminated at night, creates a soft glow from inside the building along the streetscape. A year after its re-branding from IR/PS to GPS, the School of Global Policy & Strategy celebrated the return of students and faculty from summer break with a re-opening of its updated facilities. The renovations included a beautification of the 5,000 SF GPS auditorium and complete overhaul of the Building 3. The entirety of Building 3 was transformed with the addition of a new classroom, new “break-out” spaces, student and faculty offices, as well as the remodel of existing classrooms, lobby space, and student lounge. The function of the lobby now offers students and faculty opportunities for social gatherings, personal studies, and a comfort- enhanced setting. Enriched material selection, a strong creative vision, and high-tech features reinvigorate the GPS campus for all users and fortify the school’s reputation as a forward-thinking institution.
