And while Simone’s polished figure enhances the expanding skyline, its program reaches new heights as a vibrant, sustainable, and connected community. LEED Gold® BD+C certified, Simone is designed to deliver eco-and-pet-friendly housing near existing and planned job centers. Added offerings include spectacular city and bay views, easy access to high quality transit, and a plethora of restaurant, retail, and gallery options mere moments away on foot. Perched atop its five-story podium, the 405’ tall, 612,579 SF tower presents contemporary elegance with exposed concrete, floor-to-ceiling glazing, and architectural projections and offsets augmenting its rectangular form. Simone’s 27,600 SF site is less than half of a typical city block, yet within its small footprint the tower contains 395 market rate and affordable studios, one, and two-bedroom apartments with five penthouses. More than 18,700 SF of indoor and outdoor amenity spaces include 16,600 SF of common outdoor decks equipped with living rooms, chef’s kitchen, and dining areas: a state-of-the-art fitness center and yoga studio. The tower is topped with a tiered, two-story sky lounge and pool deck with zero-edge pool and spa. Simone provides three levels of underground parking, and 4½ levels of parking in an above-grade podium, with the first level split between parking and a mixed-use residential lobby and leasing offices, a lux mailroom and package center, lounge spaces and co-working office spaces. The parking structure is concealed with cladding comprised of black metal panel and a combination of perforated and translucent screens, that when illuminated at night, creates a soft glow from inside the building along the streetscape. The 500-seat concert hall is outfitted with variable acoustics, stage configurations, and media projection capabilities. Adjacent to the hall, a 150-seat flexible use performance, education and/or social space offers a vibrant and more casual option. An outdoor garden plaza, protected from the street by a terra cotta curtain, serves both facilities as a mixing lobby while offering yet another lively social and performance space. The outcome of an in-depth community planning process, the facility is fashioned as an intimate composition of smaller structures and open spaces, maintaining the traditional building scale of its environs in form, materiality, and contemporary aesthetic. A project of Father Joe's Vi llages , its programming provides contemporary housing to San Diego’s economically challenged and homeless population, while merging seamlessly within its urban context. The project program is comprised of three distinctive features — an extensive child development facility serving homeless children, 65 affordable housing units for individuals with qualifying annual incomes, and 75 transitional housing units for homeless single men. The design blends colored panels, concrete and painted stucco, coordinating with the colorful context of the project. Large windows provide views and flood the daycare center with natural light, while exterior sunscreens protect occupied spaces from intense sunlight, reduce solar heat gain, and allow natural light to penetrate deeper into the building interior. Spacious exterior balconies and large terraces provide venues for outdoor activities. The project achieved GreenPoint Rated status. The project provides relief for hundreds of the city’s lower income and homeless residents, and is comprised of 273 one- and two- bedroom apartments, 270 of which are designated affordable, and nearly 50% of them set aside for permanent supportive housing. Amenities include outdoor common areas on levels 3, 7 and 15, with shared laundry rooms, multipurpose rooms, community rooms, and on-site supportive services directed by the Alpha Project. The ground floor includes nearly 10,000-SF of commercial space, offices, and residential lobby/leasing office. The project will serve a mix of residents with diverse needs, including unhoused veterans, families and individuals, and families with members who have intellectual or developmental disabilities, and provide office and administrative space for the Alpha Project for The Homeless. Comprised of 118 market-rate units, apartments range from studios to two-bedrooms, each with a private balcony . The property includes 10,850 SF of common area and amenity space, 114,000 SF of living space, and a 63,000 SF parking garage. Amenity spaces include a pool area, bar / lounge, gym / fitness center, meeting spaces, and rooftop bar with city views. The building’s design features an eclectic mix of vintage and modern architectural elements. Weathered steel paneling provides a strong identity and edgy exterior, while the sloping site carves out a public plaza with pockets of lush landscaping and a large gathering space. The project provides 265 1- and 2-bedroom apartments ranging from 700-1300 SF, of which 47 are designated extended stay units. Park Summit’s architecture is contemporary yet understated, incorporating a floor-to-ceiling glazing system for both tower element and its 7-story podium. Stepped massing optimizes the site’s layout and surrounding context, designed to complement the neighboring low- and mid-rise structures while maximizing views of the adjacent Balboa Park to the east, downtown San Diego to the south, and the Pacific Ocean to the west. Two separate vehicular entrances provide access to on-grade and four levels below-grade parking. Complementing its proximity to popular restaurants, coffee shops, businesses, and historic Balboa Park, Park Summit offers amenities including a striking residential lobby and lounge space, leasing offices, a mail and package area, large co-working space with mezzanine, a double-height gym with outdoor terrace, a clubroom, and an expansive southwest-facing pool and spa deck. The 360,000-SF development fully utilizes the nearly half-acre site along Broadway between 8th and 9th Avenue and contributes a lustrous design to the San Diego skyline. The project includes 389 residential units ranging from studios to 3-bedroom apartments, with 33 units designated as affordable housing. The building amenities include double-height retail spaces and a grand residential lobby at ground level; an expansive outdoor terrace coupled with a fitness room, a yoga studio, a speakeasy with open seating and private dining area, and the leasing office on level 6 (on top of the podium); and a sky terrace that is equipped with a large pool and spa area, a lounge, a game room, and a reading area on level 40. The architecture of 800 Broadway is sleek and modern, using a refined material palette of vision glass and metal panel in white, silver and blue. The design for the podium levels complements the tower massing, and delivers pops of blue to the streetscape. Architectural projections wrap the corners of the podium while continuing the full height of the tower, working together to create a continuous ribbon that accentuates the nearly 440-ft tall structure while embellishing the otherwise floor-to-ceiling glass field of the tower fenestration. Designed in homage to the local coastal culture and inspired by the Portuguese town of Monsaraz, the project’s design merges with the historic fishing community to provide visitors an authentically local and hospitable stay, and residents a sense place and pride. Sited adjacent to America’s Cup Harbor and steps from Fisherman’s Wharf, the design of the three-story, 50,000 SF, 92-key Monsaraz is a contemporary tip of the hat to the history-rich community. Upscale yet comfortable, the spaces feature finishes, color selections, and artwork inspired by the quintessential Portuguese fishing village including a modern take on Azulejo hand-painted ceramic tiles paired with patterned concrete tiles applied to the project’s exterior and interior. Guest amenities include a fitness room, sundry shop and sky terrace. Street level highlights include a double-height lobby with shared access to a full-service restaurant and bar that opens to a 4,000 SF courtyard. Parking is accommodated by car lift in a single level below-grade, optimizing the user experience and hotel operations while maximizing development of the site. The hotel bears the distinction of achieving several “firsts” in the region’s sustainable hospitality design, including the first sustainably built hotel and LEED® certified hotel in San Diego, and the first LEED® certified hotel in the U.S. for InterContinental Hotel Groups. It is the first downtown San Diego building to boast a green roof, with the 9th and 12th floor roofs covered in sedum. The 9th floor Phi Bar Terrace deck utilizes composite decking made from recycled polyethylene plastic and wood fibers, while the bar terrace incorporates floor-to-ceiling glass wall systems allowing the entire room to open onto the roof deck for natural ventilation, light, and views overlooking PETCO Park, the bay, and all of downtown San Diego. Another series of glass walls on the hotel’s primary commercial street front corner blurs the line between interior and exterior, while guiding guests and San Diego’s balmy breezes into the space. The branded boutique hotel includes five suites. A 40’ sculpture, Indigo Waters, adorns the curved façade wall; the imagery also deployed on chair backs, floor patterns, light fixtures and the Phi Bar terrace metalwork, offering a distinctive experience for the technology and design-savvy customer marketplace. At 75’ high and approximately 55,000 SF, the 87-unit Framework averages 350-SF/unit, with 3,600 SF of ground level commercial space at the southwest corner. An active fault line running diagonally along the property’s western corner from south to north created a unique opportunity to enhance its corner as landscaped/hardscaped areas and introduce a setback to a busy intersection along 13th and F Streets, while reducing usable floor area to 7,000-SF/floor. The building’s west façade features a sawtooth profile formed with textured black aluminum panel and floor-to-ceiling window wall, maximizing southwestern exposure and views of the new 4.1-acre urban park located directly south of the site. Ranging in size between 300-500 SF, each unit’s footprint is maximized using innovative storage solutions, and fully furnished with high-end finishes, fixtures, and equipment, including stacked washer/dryer, flat-screen TV, expandable walk-in closet with built-in hinge-down desk, and folding sofa/bed combination, all mechanized and operable through a smart phone app. Framework epitomizes ideal modern-day urban living concepts with the merging of inspired space utilization, state-of-the-art functionality, and economical design, all culminating in a building which serves as a new prototype of dwelling that fosters community while celebrating its urban context without compromise.
