North Park Multifamily Development Breaks Ground

07.2020

JWDA is providing full architectural services for a 150-unit multifamily housing project in North Park, San Diego.  The 180,000-SF development revitalizes a 2-acre site along 4469 Ohio Street that spans nearly two blocks.

The high-density development includes a mixture of studios, one’s & two’s, with affordable housing located offsite.  To help break up the nearly 400’-0” length of the main Ohio Street elevation, the exterior pushes and pulls to form exterior balconies and geometric projections while providing relief to the streetscape.  The podium structure (Type V over Type I) includes residential housing on five levels with common use amenities located primarily on the first and second levels.  Amenities include a residential lobby with BOH facilities and large outdoor deck on the second level with access to a club room, a fitness room, a yoga studio, a spa deck and lounge.   Several internal courtyards penetrate the unit interiors, providing ample daylighting and carving a unique user experience within the building.  A single level of below-grade parking provides 172 stalls.

Ohio Street is slated for completion end of 2021.

The JWDA team is led by Joseph O. Wong; FAIA; Bert Shear, RA; Edward Natanauan; & Sophia Del Mar English, LEED AP BD+C.
