Newly Completed Simone Little Italy is Certified LEED Gold

Simone is a new 395-unit residence located in one of the hottest zip codes of downtown San Diego: Little Italy. Simone offers a mix of studio, one- and two-bedroom apartments and penthouses, with 32 of the 395 apartments set aside for low-income renters. The project soars to new heights – literally – as the tallest building in the neighborhood – and emblematically – for its holistic design and implementation of sustainable practices. Developed by Trammell Crow Residential, Simone achieved LEED BD+C Gold Certification, scoring 61 of 110 points in New Construction.
The 36-story tower is designedly packed with high-end amenities, including one of its best features: location, location, location. Due to its highly popular urban setting, Simone offers easy access to quality transit and is within walking distance to trendy businesses, restaurants, and the Marina (which never goes out of style). Resident amenities include 16,600-SF of common outdoor decks equipped with living rooms and chef kitchen/dining areas, a state-of-the-art fitness center and yoga studio, a two-story sky lounge with indoor-outdoor elements, and a zero-edge pool and spa located at the top of the tower. A variety of co-working spaces ranging from study nooks and meeting rooms to a boutique library address the growing need to provide residents with stylish yet convenient spaces to WFH, with a speakeasy bar, hidden from public, to be enjoyed “off” hours by tenants and their guests.
Enhanced indoor air quality, thermal comfort, acoustic performance, water reduction, and use of recycled materials are just a few achievements of an integrative process used to build better and more efficiently, while promoting health and wellness for the user.
