A new 21-story mixed-use residence known as “Park Summit” is coming to Bankers Hill with expected completion slated for late 2026.  JWDA celebrated the groundbreaking earlier this month with Developer Floit Properties and General Contractor Suffolk.

Park Summit is sited on a nearly 33,000-square-foot lot bounded by 5th Avenue to the west, Upas Street to the North, and 6th Avenue to the east. Complementing its close proximity to popular restaurants, coffee shops, businesses, and the historic Balboa Park, Park Summit offers a highly amenitized program for its users that includes an impressive residential lobby and lounge space, leasing offices, a mail and package area, a large co-working space with mezzanine, a double-height gym with outdoor terrace, a clubroom, and an expansive southwest-facing pool and spa deck. The residential lobby is centered along Upas Street with two large restaurant spaces on either book-end, placed at the busy street corners to encourage connectivity and pedestrian interaction, while two separate retail spaces are located off 5th Avenue.

Park Summit offers 265 apartments of which 47 are designated as extended stay units. The units range in size from 700-SF to 1300-SF, and are available in 1- and 2-bedroom configurations.  Two separate vehicular entrances are located off of Upas and 5th Avenue, to provide access to parking on-grade and four levels below-grade.  The architecture is contemporary yet understated, incorporating a floor-to-ceiling glazing system for both tower element and 7-story podium.  The stepped massing optimizes the site’s layout and surrounding context, designed to complement the neighboring low- and mid-rise structures while maximizing views of Balboa Bark to the east, downtown San Diego to the south, and the Pacific Ocean to the west.

The JWDA team includes Joseph O. Wong, FAIA; Rick Rounds, AIA; Shannon Fu, RA, LEED AP; Sophia Del Mar English, Assoc. NOMA; Zimo Ren; and Eduardo Franco.
