Framework Wins 2023 Gold Nugget Award of Merit for Innovative Housing Concept

This year’s PCBC’s 2023 Gold Nugget Award (GNA) of Merit Winners includes JWDA’s Framework, a new mixed-use micro-apartment development located on a 10,000-SF corner lot in the East Village neighborhood of downtown San Diego. Averaging 350-SF/unit, Framework targets the “missing” middle-income and affordable workforce housing market of the locality. Framework is recipient of the GNA for innovative housing concepts.
At 8 stories, 55,000-GSF, Framework yields 87 units with a net density of 450 units/acre. Each of the 87 units is fully furnished – equipped with mechanized furniture and smart equipment that is wirelessly linked to an app on your smart phone – with the intent to optimize space and user function.
The transit-oriented project is within walking distance to downtown San Diego’s greatest destinations including the East Village Green, a new 4.1-acre urban park located directly south of the site, while offering a direct, fast and cost-effective commuting option via the San Diego Trolley for the end user of UCSD staff.
Framework maximizes its square footage to provide tenants with hospitality-style amenities including a large residential lobby and leasing office, a mailroom and package center, a bike storage area, a fitness room, a media/game lounge, a co-work space and flex space, and a multipurpose room that connects to a 1,000-SF sky deck.
